WHEN IS THE BEST TIME TO SELL YOUR PROPERTY.

As the saying goes, there's no time like the present. This goes for selling your property as well, the best time is now.

You might ask why now? So let's take a closer look at some factors that may influence when you choose to sell and when is the best season to sell.

Autumn:

The busy season is over, so there are more buyers out there looking to make a purchase after they have done their market research over the summer holidays.

There are fewer listings than in the springtime, therefore creating less competition between properties.

Another factor that makes this season the best to sell, is the fact that houses, particularly gardens, present really well. With the changing colours and beautiful aromas, can make the atmosphere of the property inviting from the start.

Winter:

Often seen as the worst season of the year to sell, winter could quite possibly be the best time to sell. As it's a common belief amongst the public that winter is a poor time to sell, the market is quiet. So if you choose to sell during this time your property becomes more visible and could attract more interest. An important thing to remember is that there are always buyers out there waiting to purchase.

Your property can also present a lot better during the winter. Is there anything better than coming in from the cold to a beautifully warm house with a roaring wood fire going. This may entice buyers as the home presents as cosy.

Spring:

Spring is quite often referred to as the best time to sell because as the weather gets warmer, the buyers come out of hibernation and are looking to make a purchase. This may be true but because of this common belief, the market is often saturated.

However, don't let this put you off selling your property.

The key is to make your property stand out from the rest. Again at this time of the year gardens are an important factor of drawing in prospective buyers. The garden will be growing and blossoming almost symbolising a fresh start which many buyers are after. Other things that you can do to make it stand out from the rest, is to rid it of any mould that may be existing after the winter, clean the outside of the property and declutter the inside.

Summer:

Summer may be one of the hardest times to sell your property but it's knowing the right time to decide to sell that will make all the difference. Selling in late January through to February, after the silly season is over, is the most ideal time. As the market is still relatively quiet after the Christmas period, once again meaning less competition.

Buying in summer, particularly in Tasmania, often appeals to interstate buyers. Many are wanting to escape the hustle and bustle of the city and move to a more relaxed country environment. Those from further north may also be looking at escaping the heat. So Tasmania is the perfect choice for them.

There are positives and negatives to selling all year round, there is no wrong or right time to sell. However, if you are looking at selling your property it is important to do some market research and to get in contact with a trusted local real estate agent to answer any of your questions.

Remember, there is no better time to sell than now.
